Accessibility Statement · Effective 3 September 2026
Everyone should be able to see this place.
This site is built to be usable however you browse — with a screen reader, by keyboard alone, with speech input, at high magnification, or with motion sensitivity.
The standard we hold this site to
We target conformance with the Web Content Accessibility Guidelines (WCAG) 2.2, Level AA — the benchmark referenced under the Americans with Disabilities Act and Section 508. We test against it with automated tooling and by keyboard and screen-reader review, rather than assuming it passes.
What is built in
- Every photograph is described. All 66 images carry alternative text written from the photograph itself, so the estate can be understood without seeing it. None of it is filler like “image 1”.
- Everything works from the keyboard. The photo carousel, the gallery grid, the floor selector, the menu and the full-screen photo viewer are all reachable and operable with Tab, arrow keys, Enter and Escape. Focus is held inside dialogs while they are open and returned to where you left it when they close.
- Focus is always visible. A dual-tone focus indicator is designed to stay legible against dark backgrounds, cream buttons and photographs alike.
- Motion can be switched off. If your device is set to reduce motion, the intro, the parallax, the auto-rotating carousel and the smooth-scroll hijacking are all disabled.
- Text meets contrast minimums against the backgrounds it sits on, verified by measurement rather than by eye.
- Structure is real. Landmarks, a single main region, and headings in order, with a “skip to main content” link as the first thing you reach.
- State is announced. Tabs, filters, the menu and the amenities toggle expose their pressed, selected and expanded states, and the gallery announces how many photographs a filter returned.
Known limitations
Two areas are worth naming honestly:
- The location map is an embedded OpenStreetMap frame whose internals we do not control, and it loads only if you choose to load it. Everything it conveys — the setting, and what is nearby with distances — is written out in text directly beside it, so nothing depends on the map.
- In the rotating 3D carousel, a photograph turning edge-on is briefly narrower than the 24 px minimum pointer target. We measured this: at any moment at most one of the twenty is affected, and it widens again within about a second. The Grid view presents all 66 photographs as targets of at least 310 × 206 px, which satisfies WCAG 2.2 SC 2.5.8 through its Equivalent control exception. Keyboard users are unaffected — focusing a photograph turns it to face front.
- Booking and payment happen on Airbnb, whose accessibility is governed by Airbnb's own commitments, not ours.
Accessibility of the property itself
This statement covers the website. The property is a two-storey home on a wooded riverfront parcel, and it is not step-free. If you need specifics before booking — steps and thresholds, door widths, bathroom layout, parking, or how the river is reached — please ask. We will measure and answer honestly rather than guess, so you can decide for yourself.
Tell us if something gets in your way
If any part of this site is difficult or impossible for you to use, we want to know — we treat it as a defect, not a request. Email jacobdown3y@gmail.com describing what happened, what you were using, and what you expected. We aim to reply within five business days and to fix confirmed barriers promptly.
